2024 REVALUATION INFORMATION
Cross Country Appraisal Group, LLC, a professional assessing company hired by the Town, recently completed a revaluation of all properties within the Town of Hopkinton for tax year 2024. The new values reflect property market value as of April 1, 2024 and will be reflected in your second half tax bill.
Due to physical changes and market conditions, property values within the town have appreciated at different rates. In other words, your property may not have the same percentage change as your neighbors. A new tax rate will be set by the NH Department of Revenue Administration after property values are finalized.

Town Wide Revaluation – Basic Information
- A revaluation is required by the State to be done every 5 years.
- For the first 4 years, data is verified on 25% of properties in town each year (checked for physical changes like decks etc.). On the fifth year the data base values are changed to reflect recent sales to assure that assessments are at 100% of the fair market value of the property. 2024 is the fifth year.
- Sales used to determine new values are from April 1, 2022 through April 1, 2024.
- The total value of all taxable property in town is going from about $895,000,000 to about $1,600,499,434. It is about a 78.8% increase.
- Funds collected through taxes are determined by Town Meeting, School District Meeting, Precinct Annual Meeting (for some of you) and by the County Commissioners. No matter what the value of property, the total amount collected in taxes is the same.
- Higher total assessed value means a lower tax rate to collect the same amount of money.
- DO NOT USE YOUR 2023 TAX RATE WITH THE NEW VALUES. THE 2024 TAX RATE WILL BE LOWER.
- Your share of the tax burden with the new values will either go up, stay the same, or go down. The entire town value went up 78.8% so if your property value went up more than this, your share is going up. If your property value went up 78.8%, your share of the tax burden stays exactly the same. If your property value went up less than 78.8%, your share of the tax burden is going down.
